General terms for storage of property at BenAas Eiendom as
Storageconditions for indoor storage:
The unit(s) will unless otherwise agreed in writing, be stored in cold storage i.e. not in a heated room, and we will therefore highlight that the temperature is varying and is expected to go below zero during the winter months. The tenant must therefore ensure that the stored items are suitable for such conditions so that they do not suffer or ar otherwise at risk of being damaged during the storage.
As an example, cardboard boxes and other fragile items should not be stored directly on the floor as you then are at risk of getting moist from the cold floors. Such items should be stored on pallets or otherwise raised form the floor so that there is free flor of air under such items.
The tenants do not have access to electricity unless agreed with BenAas Eiendom as beforehand in writing. The tenant cannot therefore use electrisity to heat storage area, or to charge units while in storage.
Storageconditions for outdoor storage:
The tenant must self secure their property when stored outdoor at BenAas Eiendom as properties. The rentalprice only include the actual storage area.
Collection:
The storage agreement ends when the tenants have removed their stored propertyfrom our storage facilities. BenAas Eiendom as will not refund any amount of the remaining storage fee if a customer decide to vacateearlier than stipulated and invoiced. BenAas Eiendom as has the right to withheld the tenants property in the cases where there are outstanding payments including any interest and penalties for late pickup.
If a customer wish to arrive or depart during the wintermonths, then the customer should expect to have to pay the cost for snowremoval so as to get their property out of the storagehalls. This as BenAas Eiendom as does NOT normally remove snow around the buildings during the wintermonths.
The tenant is reponsible for keeping order during the tenacy, and to clean up after themselves and to remove any waste when they leave the premises.
Insurance:
We wish to highlight that the owners self has to insure their items during the storage period. BenAas Eiendom as ONLY insure their own properties, and under no circumstances will the stored items be covered by this insurance.
Marking of items:
All individual stored units has to be clearly marked with the contact persons name, address, phone number, and email addresses. This so that BenAas Eiendom as easily can find and contact the owner of the units should such be necessary.
Cancellation:
BenAas Eiendom as reserve the right to cancel the storage agreement with a 1 Month notice period., and to sell or trash any property if the tenant has not paid for the rent fully (including any interest and other penalties ), and the property is collected and removed by the tenant within 90 days after the end of the notice period.
The basic rental conditions are deemed to be accepted when the item(s) arrive at BenAas Eiendom as premises.
